As a landlord, you have a great opportunity to help reduce homelessness in our community, while benefiting with lower vacancy rates, consistent rent payments, support for tenants, and more. In collaboration with our nonprofit partners, TCHC works with landlords like you to provide permanent, affordable, and supportive housing solutions to hundreds of Texans each month.

What’s the difference in housing programs?
Permanent Supportive Housing
Rapid Re-housing

Targeted To:

Household with the most severe housing and service needs; including those with disabilities and long or repeated episodes of homelessness who need more support to live stably in their communities.

Households with moderate housing and service needs who may quickly exit homelessness and return to self-sufficiency.

Participants pay:

A pre-determined amount specified by the program, up to 30% of their adjusted monthly income towards rent and utilities.

A pre-determined amount toward rent and utilities they can afford in accordance with applicable program guidelines.  The tenant’s share of the rent may increase as their income increases until they can afford the entire monthly rent without rental subsidy.

Housing Agency Pays:

  • Directly to the property.
  • All move-in fees and deposits.
  • The remaining portion of the Contract Rent directly to the landlord.
  • All move-in fees and deposits.

Program Duration:

Participants are assisted for as long as they remain eligible for the assistance – a minimum of 12 months.

Participants are assisted for as long as is necessary for them to become financially self-sufficient and able to afford teh entire Contract Rent with their own income.  On average assistance is 12-24 months.

Provider case management and support services:

Services may include:

  • Case management
  • Participants’ housing stability
  • Conflict resolution
  • Providing or assisting connections to resources to help improve safety and well-being
  • Helping to acheive long-term goals

Services are:

  • Client-directed
  • Respectful of individuals’ right to self-determination
  • Voluntary

Risk Mitigation:

TCHC Reimburses Landlords:

  • Up to $1500, minus the security deposit, towards unpaid rent, damages, or other move-out charges.
